The leak had been slow for some time before breaking through visibly, meaning moisture had been building inside the wall longer than the property manager realized.
Accessing the failed section required careful wall penetration without disturbing adjacent units mid-tenancy. The repair needed to be done right — not patched — using proper copper grade for the application to prevent a repeat failure at the same location.
